What this service is

This site records what commercial lenders and brokers publish about their requirements and runs an introduction service: it passes quote requests to lenders and mortgage brokers. It is not a lender, it arranges no credit and it is not your agent or adviser in any loan you go on to take.

How we are paid

Lenders and brokers pay us, not you. We are paid a FLAT advertising fee for an introduction and never a share of your loan or anything contingent on your loan closing, because RESPA section 8 (12 USC 2607) prohibits referral fees in settlement services and a conversion-contingent payment is the shape it specifically forbids. No firm can pay to enter the record, to move within it, or to have an absence recorded as anything other than an absence.

About the requirements record

Every figure in the record is quoted from the firm's own page with the date it was read and a note on whether the firm was stating its own credit box or the market's. Requirements change, pages change, and a figure here is a record of what a page said on a day rather than an offer. Always take the terms from the lender.

No warranty

Nothing here is advice about which lender to use or whether to refinance, and no firm in the record is ranked on merit or recommended.
