Refinance land: the four things that decide whether a lender will

Whether a lender will refinance a piece of land, and on what terms, comes down to four facts about the land itself rather than to anything about the loan. Getting them straight before you approach anybody is the difference between a quick yes and three weeks of questions.

Entitlement and zoning

What may legally be built on it, and how settled that is. Land with an approved plan is a different asset from land with an application in, which is different again from agricultural land somebody hopes will be rezoned. Lenders price those three very differently and the third is often not financeable at all on conventional terms.

Access and utilities

Legal access, not just a track: a recorded easement or frontage on a public road. Then power, water and sewer, and if any of them is absent, what it would cost to bring in. A lender is imagining selling this land after a default, and land without access or services is slow to sell at any price.

Your income and your exit

Because the land produces none, the file rests on your other income and on what you intend to do. A borrower with a construction plan and the means to service the debt from elsewhere is financeable; a borrower whose repayment plan is selling the land is asking the lender to underwrite a market.
